Build a maintenance plan around risk, not just age

Maintenance planning works best when it combines a calendar, condition checks and a financial reserve. Age is useful context, but it is not a precise expiration date. Installation quality, climate, usage, previous maintenance and local conditions can shorten or extend the useful life of a component.

Prioritize items where failure can create safety concerns or secondary damage. Roof drainage, active leaks, combustion equipment, electrical issues, sump systems and heating during extreme weather generally deserve faster attention than cosmetic defects. For each major system, keep the model information, service history, warranty documents and recent quotes in one place.

When a repair is proposed, ask what failed, whether the underlying system is otherwise sound, how long the repair is expected to last and which replacement modifications would be required. Compare the complete installed replacement cost—not only the equipment price—with the repair cost, remaining useful life, energy use and risk of another failure.
